Methodology & disclosures

Official CSO series (completions, commencements, RPPI, stock/mean price) are observed cube rows. Price-to-income is a calculated mean (HPM02 ÷ DEA05×52) — never a median. PPR medians, DHLGH PASS, Dublin-only DRHE rough sleepers, HAP, SSHA waitlist, RTB rents and SCSI tender prices are estimated or purpose-built extracts; they never overwrite observed facts.

Completions targets (ESRI baseline 50,500; Housing for All 40,000) are UI scenarios for inspecting the delivery gap — not stored as database facts. Stacked completions use NDQ06 dwelling types; hero progress uses All house types only.

DRHE rough sleeper counts are Dublin figures. Do not read them as a national homelessness total. PASS State totals sum regional adults and dependants from the monthly open-data CSV.

The PASS + HAP + SSHA "ongoing need" stack is an editorial composite for scale. Definitions differ and the sum is not an official statistic.
